Your home’s statutory One-Year Warranty coverage begins on the date you take possession of the home and ends on the day before the first anniversary of this date. It is critical to inspect the property and report on any deficiencies since claims made after this date will likely be rejected. Typically, the One-Year Warranty Inspection is done around the end of the 11 month after you take possession.
If you own a new home, this is probably the most important time to have a home inspection. This milestone is your last chance to make claims on any issues covered by the One-Year Warranty, including defects in materials and workmanship. If you forget the deadline, or miss a defect, you may not have another chance to make a claim.
Don’t forgo an inspection at this time thinking that you will save a few dollars and try to find all the defects yourself. If you miss something critical, it may end up costing a lot more than the cost of an inspection. Let Bair Inspections go through the house with you and ensure all possible defects are listed on your warranty claim forms.
